Huisalert waarschuwt je zodra er een woning op de markt komt die past bij je zoekopdracht. Deze verklaring beschrijft wat de app en de bijbehorende server met je gegevens doen -- niet wat ze zouden kunnen doen.
Wie is verantwoordelijk / Who is responsible
Huisalert is een handelsnaam van OID4Pay B.V., die de verwerkingsverantwoordelijke is voor de gegevens die hieronder staan. / Huisalert is a trade name of OID4Pay B.V., which is the data controller for everything described below.

Wat we bewaren
- Je account: e-mailadres en een versleuteld wachtwoord (Argon2id -- we kunnen je wachtwoord niet teruglezen). Log je met Google in, dan ook je Google-account-id.
- Je toestel: het pushtoken, het platform en de app-versie. Geen advertentie-id, geen IMEI, geen toestel-serienummer.
- Je zoekopdrachten: plaatsen, postcodes, wijken, prijs, oppervlakte, kamers, en een zoekgebied.
- Je gebruik van de app: je meldingen, je favorieten, je eigen notities bij woningen, en het feit dat je een makelaar hebt benaderd (welke woning, via welk kanaal, wanneer, en of je e-mail- of telefoon-app daarbij daadwerkelijk is geopend). Dat laatste gebruiken we alleen om te zien hoeveel mensen halverwege afhaken; we zien niet wat je hebt geschreven en niet of je het bericht ook echt hebt verstuurd. / Your use of the app: your alerts, your favourites, your own notes on listings, and the fact that you contacted an agent (which listing, through which channel, when, and whether your mail or phone app actually opened). We use that last part only to see how many people drop out halfway; we never see what you wrote, nor whether you actually sent it.
- Je dossier, als je het invult: wat een makelaar doorgaans vraagt -- je huishouden, je contractvorm, je bruto maandinkomen of je maximale budget, of je een borgsteller hebt, je gewenste ingangsdatum, welke documenten je klaar hebt liggen, en een eigen toelichting. Dit is volledig optioneel; de app werkt zonder. We bewaren de documenten zelf niet, alleen dat je ze hebt. Je kunt dit dossier los van je account wissen, via Instellingen → Mijn dossier. / Your details, if you fill them in: what an agent usually asks -- household, contract type, gross monthly income or maximum budget, whether you have a guarantor, preferred start date, which documents you have ready, and a note of your own. Entirely optional. We do not store the documents themselves, only that you have them, and you can delete these details without deleting your account.
- Je telefoonnummer, alleen als je het zelf invult: je kunt je aanmelden voor toekomstige WhatsApp-meldingen. Dan bewaren we je nummer, de tekst waarmee je toestemming hebt gegeven, welk scherm die tekst liet zien en het tijdstip — dat laatste omdat we moeten kunnen aantonen dat je toestemming hebt gegeven. WhatsApp werkt nog niet: er is op dit moment geen partij die berichten voor ons verstuurt, en er is nog nooit een WhatsApp-bericht verzonden. Je nummer staat op een wachtlijst. We lezen je nummer niet uit je toestel; je typt het zelf. Je kunt je toestemming op elk moment intrekken in de app, waarna je nummer wordt gewist en alleen blijft staan dat je toestemming hebt gegeven en weer hebt ingetrokken. / Your phone number, only if you enter it: you can register for future WhatsApp alerts. We then store the number, the exact wording you agreed to, which screen showed it and when — the last three because we have to be able to prove you consented. WhatsApp does not work yet: no party currently sends messages on our behalf and no WhatsApp message has ever been sent. Your number sits on a waiting list. We do not read it from your device; you type it. You can withdraw at any time in the app, after which the number is erased and only the record that you consented and withdrew remains.

Geen locatie van je toestel
De app vraagt geen locatietoestemming en leest je positie niet uit. Het zoekgebied in je zoekopdracht is een plaats of straat die je zelf intypt, omgezet naar coördinaten. Er komt geen GPS aan te pas. / The app requests no location permission and never reads your position. The search area in a saved search is a place you type, converted to coordinates. No GPS is involved.
Geen advertenties, geen analytics
We verkopen niets door, we profileren je niet voor advertenties, en er zit geen analytics-SDK in de app. / We sell nothing on, we do not profile you for advertising, and the app contains no analytics SDK.
Twee dingen meten we wel, allebei over jouw eigen account: of je een melding hebt geopend, en -- als je het invult -- hoe je ons gevonden hebt. Daarnaast meldt de app een handvol handelingen in de app zelf aan onze server: dat je een zoekopdracht of woning hebt gedeeld, de site van de makelaar hebt geopend, een berichtconcept hebt gekopieerd, een filter hebt versoepeld of de meldingsinstellingen hebt geopend -- alleen dát het gebeurde en wanneer, met een vaste lijst van namen die de server niet uitbreidt, zonder tekst en zonder wat je daarna deed. Geen derde partij, geen apparaat-profiel, en niets dat je tussen sessies volgt. / Two things we do measure, both about your own account: whether you opened a notification, and, if you fill it in, how you found us. The app also reports a handful of actions inside the app itself to our server: that you shared a search or a listing, opened the agent's site, copied a message draft, relaxed a filter or opened the notification settings -- only that it happened and when, from a fixed list of names the server does not extend, with no text and nothing about what you did next. No third party, no device profile, and nothing that follows you between sessions.
IP-adressen
Je IP-adres staat in geen enkele tabel. Het wordt kortstondig in het geheugen gehouden om misbruik af te remmen, en het komt voor in de serverlogboeken, die na ongeveer dertig dagen verdwijnen. / Your IP address is stored in no table. It is held briefly in memory for rate limiting and appears in server logs, which are discarded after roughly thirty days.
Aan wie we gegevens doorgeven

De kaart wordt pas geladen als je erom vraagt: tot die tijd staat er een knop en gaat er niets naar OpenStreetMap. Je keuze wordt onthouden en je kunt hem bij Instellingen weer uitzetten. / Supplies the map on a listing page, and receives your device IP and the tile coordinates, which reveal which property you are viewing. The map loads only when you ask for it: until then there is a button and nothing goes to OpenStreetMap. Your choice is remembered and can be turned off again in Settings. |
Deze lijst is volledig. In het bijzonder staat Meta / WhatsApp er niet in: je telefoonnummer, als je het hebt ingevuld, gaat op dit moment nergens heen. Er is geen partij die WhatsApp-berichten voor ons verstuurt. Voordat het eerste bericht wordt verstuurd, komt die partij eerst hier in deze lijst te staan. / This list is complete. In particular, Meta / WhatsApp is not on it: your phone number, if you gave one, currently goes nowhere. No party sends WhatsApp messages on our behalf. Before the first message is ever sent, that party appears in this list first.
Waar de woninggegevens vandaan komen
De woningen in de app komen van openbaar gepubliceerde pagina's van Nederlandse makelaars. Dat zijn geen gegevens over jou. / The listings come from publicly published pages of Dutch estate agents. They are not data about you.
Hoe lang
Zolang je account bestaat. Verwijder je het, dan geldt het hieronder. Er is geen automatische opschoning die daarnaast nog iets wist -- wat je verwijdert, is op dat moment weg. / For as long as your account exists. If you delete it, the section below applies. There is no separate automated purge doing anything on top of that -- what you delete is gone at that moment.
Verwijderen / Deletion
Zodra je je account verwijdert, wissen we direct -- niet na een wachttijd, en niet handmatig:
- je e-mailadres en wachtwoord;
- je apparaten en hun pushtokens, waarmee de meldingen stoppen;
- je zoekopdrachten, inclusief zoekgebied, en de meldingen die daaruit volgden;
- je favorieten en je eigen notities bij woningen;
- welke makelaars je via de app hebt benaderd;
- je abonnementsgegevens, je voorkeuren en je verbruikstellers;
- je telefoonnummer en de bijbehorende toestemming, als je je voor WhatsApp had aangemeld — anders dan bij een e-mailafmelding blijft hiervan niets staan: er is niets meer om aan te tonen zodra het account weg is, en wat zou blijven staan is je nummer;
- eventuele straatprijs-ontgrendelingen;
- je dossier: inkomen, werk, huishouden en al het andere dat je daar hebt ingevuld.
Twee dingen blijven staan, allebei zonder verwijzing naar jou:
- betaalgebeurtenissen -- een boekhoudkundige plicht; we mogen niet kunnen wissen dat er geld is betaald;
- een afmelding voor e-mail -- die moet je account overleven, anders zou verwijderen je stilzwijgend weer aanmelden.
Van je account zelf blijft een lege rij over: het e-mailadres is vervangen door een onbereikbaar adres, het wachtwoord is verwijderd. Die rij bestaat alleen zodat je oude identificatie nooit opnieuw wordt uitgegeven. Er staan geen persoonsgegevens meer in.
Deleting your account erases the following immediately -- no waiting period, no manual step:
- your e-mail address and password;
- your devices and their push tokens, which stops the notifications;
- your saved searches, including the search area, and the alerts they produced;
- your favourites and your own notes on listings;
- which agents you contacted through the app;
- your subscription record, preferences and usage counters;
- your phone number and the consent behind it, if you registered for WhatsApp — unlike an e-mail opt-out, nothing of this survives: once the account is gone there is nothing left to prove, and what would survive is your number;
- any street-price unlocks;
- your applicant details: income, employment, household and everything else you filled in there.
Two things remain, both with every reference to you removed:
- billing events -- an accounting obligation; we must not be able to erase the fact that money moved;
- an e-mail opt-out -- it has to outlive the account, or deleting it would quietly re-subscribe you.
Your account row itself survives as an empty tombstone: the e-mail is replaced with an unroutable address and the password is removed. It exists only so your old identifier is never reissued. It holds no personal data.
Je rechten / Your rights
Je kunt in de app onder Instellingen een volledige kopie van je gegevens downloaden (AVG art. 15) en je account verwijderen (art. 17). Je kunt ook bezwaar maken tegen een verwerking of om correctie vragen. Ben je het oneens met hoe we dit doen, dan kun je klagen bij de Autoriteit Persoonsgegevens. / In the app under Settings you can download a complete copy of your data (GDPR Art. 15) and delete your account (Art. 17). You may also object to a processing activity or ask for correction. If you disagree with how we handle this, you can complain to the Dutch Data Protection Authority (Autoriteit Persoonsgegevens).
Grondslag / Legal basis
Je account, je zoekopdrachten en de meldingen verwerken we om de overeenkomst met je uit te voeren. Crashrapporten en e-mailmeldingen verwerken we alleen met je toestemming, en die kun je intrekken zonder de app te verliezen. / Your account, searches and alerts are processed to perform our agreement with you. Crash reports and e-mail alerts are processed on consent only, which you can withdraw without losing the app.
Voor e-mail- en WhatsApp-meldingen geldt bovendien artikel 11.7 van de Telecommunicatiewet: die mogen alleen met vooraf gegeven, uitdrukkelijke toestemming. Daarom bewaren we bij je telefoonnummer ook de tekst waarmee je toestemming gaf en het moment waarop — niet om je te volgen, maar omdat we anders niet kunnen aantonen dat je toestemming hebt gegeven. Intrekken kan altijd en gaat net zo makkelijk als aanzetten. / For e-mail and WhatsApp alerts, article 11.7 of the Dutch Telecommunications Act applies on top: they require prior, explicit consent. That is why we store the wording you agreed to and the moment you did alongside your phone number — not to track you, but because otherwise we could not show that you consented. Withdrawing is always possible and is as easy as switching it on.
Beveiliging / Security
Al het verkeer gaat over TLS; een release-build van de app weigert te starten als hij naar een onversleuteld adres zou wijzen. Wachtwoorden staan als Argon2id-hash opgeslagen. / All traffic uses TLS; a release build of the app refuses to start if it would point at an unencrypted address. Passwords are stored as Argon2id hashes.
